How this service works
Orwell Stone & Timber is an independent enquiry service, not a contractor. Tell us about your patio, driveway or fence by phone or the form. With your agreement, your enquiry is passed to one independent local tradesperson, who contacts you to survey and quote. Read exactly how it works.

What affects the price most
- Access. Terraced houses in central Ipswich often mean barrowing everything through the house or a narrow passage, which adds labour.
- Digging out and waste. Removing old slabs, soil and concrete usually needs a skip or grab lorry.
- Levels and drainage. Patios need a fall away from the house; low spots may need a channel drain or soakaway.
- Ground conditions. Sandy soils east of Ipswich drain well; heavier clay towards Stowmarket may need a deeper sub-base.
- Materials. Porcelain costs more to buy and cut than sandstone but needs less upkeep.
Council rules in brief
Most rear patios do not need planning permission. Fences up to 2m high (1m next to a road used by vehicles) are usually permitted development. Paving more than 5m² of a front garden needs permission unless the surface is permeable or drains to a lawn or border. Listed buildings, conservation areas and Article 4 directions can change this. See the planning rules guide.
